Description Of Property     

Gillbrae Farm House was built in about 1850.  Home report value £355,000. It was a working farm house till 15 years ago and is set in stunning countryside with beautiful views over the Solway Firth to the Lakeland fells of Cumbria. It has been upgraded, modernised and extended to a very high standard retaining considerable charm.  As well updating all the essentials like plumbing and electrics to current standards the upgrade allowed for the installation of insulation to a standard not normally present in older houses. The entire house has been redecorated recently in mostly nuetral tones so is in walk in condition. There is still room for further development to add space and value.  We have architects drawings to add a large bedroom and ensuite. We intend to leave all curtains, light fittings, fitted carpets and if required all white goods so if bought as a second or holiday home it is ready to go.

This is a really great kitchen with distinct dining and preparation areas. It has been completely refurbished within the last 18 months and while modern, has  a traditional country feel. There is a Rangemaster cooker with LPG hob and electric ovens as well as a Rayburn range style cooker which also has an oven and two hotplates as well as fueling the central heating and hot water system. Hot water also has  an immersion heater which can work independently. All units in the kitchen area are brand new and the units in the dining area were handmade only a few years ago. 

Separate from the kitchen there is very handy utility room with sink and storage units and an adjacent WC.

 As well as the front lawn and garden the house has a large enclosed courtyard garden at the back where we have our greenhouse and which provides a safe area for both children and pets to run free. The courtyard catches the evening sun and is an ideal place for a barbecue or an outdoor party. For the more self sufficiently inclined there is also a large vegetable garden  in raised beds at the side of the house in which we have  grown some fine produce  and also keep a few chickens
